Power of attorney for property purchase in Dubai
A property purchase power of attorney authorises the agent to complete the purchase of a property in Dubai in the principal’s name before the Dubai Land Department. We prepare the power of attorney and coordinate its notarization route.
Dubai Land Department requirements
Dubai Land Department Circular No. 29/R/2025, issued on 16 July 2025, covers powers of attorney used in purchases. It requires that:
- The power of attorney expressly authorises the disposition being carried out, which is the purchase.
- The power of attorney is verified electronically through the official websites specified in the circular.
Powers in a purchase power of attorney
The power of attorney sets out the powers the buyer grants the agent, such as signing the sale contract, paying the price and fees, registering the transfer of ownership at the Dubai Land Department, and receiving the title deed.
What we need to prepare the power of attorney
- Buyer’s Emirates ID or passport.
- Details of the property to be purchased, where already identified.
- Agent’s full name, nationality, and Emirates ID or passport number.
- The powers to be granted.
Notarization
We coordinate the appropriate notarization route through Dubai Courts or the relevant federal channel, depending on the POA and the principal’s details.
- At Dubai Courts, remote notarization requires a valid Emirates ID.
- If the party holds a passport only, without an Emirates ID, Dubai Courts requires personal attendance before the notary public.
Steps

- You review and approve the draft.
- The principal completes the required notarization or signing step through the applicable channel.
