Power of attorney for property management in Dubai
A property management power of attorney authorises the agent to manage the principal’s property in Dubai, such as leasing it, collecting the rent, and maintaining it. We prepare the power of attorney and coordinate its notarization route.
What acts of administration cover
Article 871 of the UAE Civil Transactions Law, issued by Federal Decree-Law No. 25 of 2025 and in force since 1 June 2026, provides that a power of attorney in general terms authorises the agent to carry out acts of administration only.
Under the law, acts of administration include leasing for a term not exceeding three years, preservation and maintenance, collecting dues, and paying debts.
Acts that need express authority
Article 870 provides that every act outside administration and preservation requires a special power of attorney specifying the type of act. These include:
- Leasing for a term exceeding three years.
- Sale.
- Mortgage.
What we need to prepare the power of attorney
- Owner’s Emirates ID or passport.
- Title deed.
- Agent’s full name, nationality, and Emirates ID or passport number.
- The powers to be granted, such as leasing, collecting rent, and maintenance.
Notarization
We coordinate the appropriate notarization route through Dubai Courts or the relevant federal channel, depending on the POA and the principal’s details.
- At Dubai Courts, remote notarization requires a valid Emirates ID.
- If the party holds a passport only, without an Emirates ID, Dubai Courts requires personal attendance before the notary public.
