Power of attorney for property sale in Dubai
A property sale power of attorney authorises the agent to complete the sale of the principal’s property in Dubai before the Dubai Land Department. We prepare the power of attorney and coordinate its notarization route.
Legal basis
Article 870 of the UAE Civil Transactions Law, issued by Federal Decree-Law No. 25 of 2025 and in force since 1 June 2026, lists sale among the acts that require a special power of attorney specifying the type of act.
Dubai Land Department requirements
Dubai Land Department Circular No. 29/R/2025, issued on 16 July 2025, governs the acceptance of powers of attorney in real estate dispositions in Dubai. It requires that:
- The power of attorney expressly authorises the disposition being carried out, which is the sale.
- The power of attorney is verified electronically through the official websites specified in the circular.
What we need to prepare the power of attorney
- Owner’s Emirates ID or passport.
- Title deed, or the initial sale contract registered with the Dubai Land Department.
- Agent’s full name, nationality, and Emirates ID or passport number.
Notarization
We coordinate the appropriate notarization route through Dubai Courts or the relevant federal channel, depending on the POA and the principal’s details.
- At Dubai Courts, remote notarization requires a valid Emirates ID.
- If the party holds a passport only, without an Emirates ID, Dubai Courts requires personal attendance before the notary public.
Steps
- Send the documents over WhatsApp or email.
- We prepare the power of attorney in the appropriate format for notarization based on the transaction details.
- You review and approve the draft.
- The principal completes the required notarization or signing step through the applicable channel.
